A mortgage payment in Nederland is interest plus the principal the local rules and the lender require you to repay. A lower JKP with a slower amortization can still mean a larger debt for longer. Binding periods fix the rate; leaving early can trigger a break cost.

What to ask for in writing

  • The rate type and how long it is bound.
  • The amortization schedule, including any local minimum.
  • Break or early-repayment costs inside the binding period.
